I have lived in a newly built condo in Kakaako.
Almost only Hawaii residents live there, so the lack of tourists
made it safer.

There were homeless people
in Kakaako Waterfront Park, but they seem to have been cleared out now.

My Kakaako condo had guest parking
which was convenient when friends came over, but I heard that Affordable condo doesn't seem to have
guest parking which is inconvenient.

I know LILIA is scheduled to be completed in Waikiki.

Do you plan to rent or buy ？?

Guest parking issue, it would certainly be convenient if it were available
I am considering buying.

Kakaako is a new town and looks beautiful, but I don't know the status value of the land because I haven't studied it enough.
In Japan, an old but vintage condominium in Azabu or Yokohama has higher status than a new construction in a new town in Hachioji or Kawasaki.
Like that, I am cautious about that.

Tourists like Waikiki, but
Hawaii residents prefer Ala Moana and Kakaako
because they are more convenient.
Waikiki is less safe and almost all the condos are older, so
HOA fees will be higher.
I have lived in older condos, but I felt inconvenienced by frequent elevator and plumbing
inspections and long waits.

Some Affordable condos, as the name suggests, are owned by owners with income below Average
I don't know if they are safe or not, but I think they are not bad since they are Hawaii residents who can afford Mortgages.

I think you need to check with real estate to see if the view in front of you will be changed, etc. since new construction is scheduled to continue in the Ala Moana Kaka'ako area

The good
-Many of the residents around are normal
-Amenities are excellent
-Convenient

The bad
-Sewer/ditch smell
-Public schools are not in a good school district
-Parking is horribly tight in some buildings

I think it is important to note that some of the newer condos also have to be sold for a significant amount of money again when you sell the property if it becomes an Affordable property.

I think real estate agents are more trustworthy and local people will explain things to you better than the giggly Japanese bubbly ladies in Mercedes Benz who deal only with Japanese people.

Thank you all for your help and information -

Actually, I went to look at 3 condos in Kakaako today. The real estate agent was a Japanese woman
who had helped me before. It was not a Mercedes Benz. lol

The rooms and pools were all nice ！
What I noticed was that there were so many Chinese people living in all the condos. I don't mean to say that Chinese people are good or bad
I mean that there are many rich Chinese people ～.

Certainly not good to see in the school district. It will be one of the items to consider.


- I didn't know about the sewer/ditch smell, but I just called someone who knows more about it and
there are dozens of new condo buildings planned in the area and all the toilets and baths may not be able to drain in time with the current underground sewer lines.
So I hear that the smell of sewage in the city of Kaka'ako is becoming a problem.


It's a big purchase, I'll learn more.
