I used to live in San Jose and moved to Japan after retiring （ 2015 ） I got my Permanent Resident VISA in Japan right away because I am a former Japanese （ I need a Japanese guarantor ）. I first entered Japan with a 3-year short-term VISA in the U.S. and was able to switch to a permanent residence VISA after one year. The exchange of dollars and yen was regularly Wire between bank accounts held in both the U.S. and Japan. Of course, U.S. tax returns must be filed with the IRS from a Japanese address, and the Social Security Office will send all documents to Japan if you change your address to Japan. If you do not have a bank account in the U.S., you can have it sent directly to your bank in Japan. All of my U.S. investment accounts (Fidelity Investment Accounts) were set up as Mutual Funds, but if my address is outside the U.S., I can sell them, but I cannot purchase new ones. However, ETFs can be purchased. I have no experience in property management in the U.S. because I disposed of all my real estate, but as the previous three mentioned, if you consult with a Japanese real estate company, I think they will manage your property without any problems by paying a certain management fee. One thing you need to be aware of is that for money transfers between the US and Japan, if it is more than 1 million Japanese yen, the bank will report it to the Japanese tax office （ I don't think it goes to the IRS ？ ） so you need to be careful. I send almost daily to Japan by First Class package International Service due to my work, and it usually takes about 2 weeks to arrive.
Tracking is also available. However, from here until it arrives in Japan, it is tracked by USPS tracking.
After it arrives in Japan, you can track it on either the USPS site or the Japan Post site.
I also do everything online, including payment, and just paste the slip and send it, so when I go to the post office
I just put the package in the drop-off area, so I don't have to wait in long lines, and everything is left in the mail, including the tracking number.

I have bank accounts （ Mitsubishi UFJ Bank and Citibank ） in both Japan and the US and usually do Wire Transfer between Japan and the US online. To send money from the US to Japan, I send it online from Citibank, but Citi has ridiculously high exchange fees, so I have a dollar account at Mitsubishi and send money in dollars. In this case, Citi charges $ 35 and Mitsubishi charges 1,500. After remittance, I transfer the money from the dollar account to the yen account, but the exchange is at the TTS rate and there is no charge. For remittances from Japan to the U.S., the money is sent directly from the yen account at Mitsubishi to the dollar account at Citi. In this case, Mitsubishi will charge you 1,000 and Citi will charge you $ 10, and the exchange is at the TTB rate. The whole procedure is completed online. After trying various methods, I think this method has the lowest exchange fee ／ charge. As a side note, I always take care to keep the total amount under 1,000,000 yen, because if the remittance between Japan and the U.S. is over 1,000,000 yen, the Japanese bank may report it to the tax office and the tax office may contact me.
